SHC issues final 21-day ultimatum to encroachers on State lands

The State Housing Company Limited (SHC), in collaboration with the Ministry of Works, Housing and Water Resources, has issued a final notice to individuals and entities encroaching on its lands and properties across the country.

The directive, issued in line with the Government of Ghana’s instruction to safeguard state assets, follows a recent nationwide land audit conducted by SHC. According to the company, the audit revealed significant levels of unauthorized occupation, encroachment, and development on SHC-owned lands in various parts of the country.

Management of SHC stated that these activities are impeding the company’s mandate to provide quality and affordable housing for citizens.

The company has therefore directed all persons, groups, developers, and entities occupying, developing, selling, leasing, or laying claim to SHC lands without valid and verifiable documentation issued by the company to cease such activities immediately.

SHC reminded the public that state lands are protected under Ghanaian law, particularly the Land Act, 2020 (Act 1036), which outlines procedures for the management and recovery of state lands. The company emphasized that unauthorized occupation constitutes both a criminal and civil offence under the laws of Ghana.

SHC is inviting individuals currently occupying or who have encroached on its lands without valid documentation to halt all development activities immediately and report to any SHC office within 21 days of the notice for verification and possible regularization.

Affected persons are also required to submit an application for formal regularization of their interest in the land or property, subject to the company’s planning and zoning requirements.

The company warned that it will take decisive action after the expiry of the notice period. Measures outlined include legal action, demolition of unauthorized structures, recovery of lands and properties, and collaboration with state security agencies and relevant authorities to ensure compliance.

SHC further advised the public to conduct due diligence and verify all land and property transactions directly with the company. It cautioned that it will not be liable for losses incurred through dealings with unauthorized persons.

The notice was issued by the Public Relations Department of the State Housing Company Limited in Accra.
